GEA Housing Coop: A new way of sharing and living.
We are GEA Housing Coop, we started this project to attend the well-being and needs of senior people developing physical, intellectual and relational quality activities, with affordable assistance services linked to small residential units.
A participatory project with a social and non-profit aims to generate a community of coexistence with common objectives and preserving personal privacy.
Addressed at senior and / or retired people interested in culture, ecology, society, the economy and health.
Managed through a cooperative that promotes the construction of homes under ownership or right of use for life, combining privacy and use of collective and welfare services.

Purpose
Non-profit model to facilitate well-being and housing.
- To settle a senior people coliving community interested in culture, ecology, society, economy and health.
- To promote the transfer of use as a new way to solve residential and welfare needs.
Therefore, it is not only about satisfying these needs, but the project is born from the will to incorporate values and serve as experience and case example. An environment to facilitate new conditions and well-being, (EVEXIA in Greek) with services based on the constitution of a cooperative that promotes the construction of GEA Housing Coop under ownership or a life-long and transferable right of use.
This care project aims to address in a multidisciplinary and holistic way (comprehensive assessment: physical, cognitive, emotional, spiritual and social) READ GEA+ the attention of all partners from the beginning, in order to prevent foreseeable pathologies and take care of existing ones so that decompensation and acute situations can be avoided as far as possible. Hence the interest of fluid communication with the reference professionals of each one. The WHO defines Quality of Life as “the individual's perception of his own life in the context of the culture and value system in which she/he lives in relation to her/his objectives, expectations, patterns and concerns” That is, GEA Housing Coop will facilitate: “Satisfaction with life, fulfillment in social and work roles, the feeling of being productive, useful or influential, the feeling of control over the environment and destiny (self-efficacy), self-esteem, spiritual fulfillment, the sense of social integration in the community, the feeling of security in the present and in the future, and the sense of fun and pleasure. ” (Marian S
What makes us different?
Each of the projects is tailored to and by its promoters and supporters, following their specific concerns and needs.
Custom project
Each project is defined in its organization and its details by the group of promoters: design, spirit, common services, legal structure and values are shared by all its members.
Exclusive and limited
It is recommended from 12 to 25 members of different ages and vocations. The shared synergy will allow the advancement and the realization of the determinations in each project. The community is multigenerational.
Homogeneous
These communities, through real-time trials and pilot projects, can provide insight into the influence of maintenance of intellectual activity and relational factors on cognitive evolution.
The community or healthcare unit will be a stable and consolidated reference to accompany the sequence from validity to frailty. Four are the vertices of the geometry of well-being that GEAhousing proposes: (ASG)
I. Growing up / maturing is an individual process determined by factors such as genetic inheritance, health, socio-economic status, education, social influences, personality, occupation. Active growth conditioned by actions of prevention and adaptation of the lifestyle.
II. GEAhousing will make possible social activities that avoid isolation, READ GEA+ as well as the stimulation of mental activity and memory can be promoted through cultural activities and that promote the active use of cognitive abilities.
III. Emotional and affective stability play a fundamental role in maintaining health. READ GEA+ Keeping levels of motivation and high control can be a task as or more complicated than those aimed at meeting the basic needs of food, hygiene or rest. They are not only a physical circumstance but also affective ones.
IV. Maintaining quality social relationships throughout life is essential to prevent social isolation. READ GEA+Social participation is one of the most influential factors in the quality of life since it provides contact, exchange of ideas and creates stimuli and avoids isolation. (Marian S)

I
The first phase includes the the group constitution and definition of the project by the promoters. This phase may involve small disbursements, but it is not binding on the promoters. It is also a non-speculative real estate project, legally indivisible and with the possible transmission of restricted use.
GEAhousing partners may be:
– Use partners with the right to use the homes and common premises.
– Collaborating partners who provide services.
– Worker partners with an indefinite nature.
II
The second phase consist on:
- The search and acquisition of the site
- The elaboration of the projects
- Formal constitution of the legal and financial structure.
This phase is already binding. The promoters constitute the GEAhousing Coop of which they are partners.
It is the cooperative that acquires the site and seeks financing.
The cooperative READ GEA+also provides all the technical infrastructure that includes from the search and selection of the site and its valuation, the purchase, the architectural planning and the entire legal procedure for the constitution and start-up. All this with criteria of efficiency and economy in the management and effectiveness and profitability in its exploitation.GEAhousing Coop has already selected several locations between Sitges and Mataró passing through PobleNou and 22 @. The driving group determines whether the partners will receive the homes owned or used for life. This last case contemplates the possibility of recovering the investment for the heirs, as well as the possibility of transmitting the use under the conditions established. The cooperative will be the owner of the common areas and will contract the services. User members must contribute to the value of their homes and to the expenses for services and common spaces. Once the legal structure is put into operation and the purchase is made, the construction process begins and the subsequent delivery of homes that will respond to innovative criteria in terms of construction and respect for the environment.
Architecture
GEAhousing Coop. has developed as a TEST the capacity of an equipment floor in SITGES to define the Preliminary Projects that advance the definitions of housing and common spaces and services to achieve an economic resizing of construction and operating costs. It had the provisional name of Remanso.
The concept design includes 24 apartments with common spaces.
• They are 2-bedroom apartments.
• The common spaces include restaurant and kitchen, gym, workshops, library, classrooms, assistance services.
• A quarter of the project are common spaces and services.
READ GEA+The exact definition of each dwelling will have to be determined later and could be made very specific for each member of the GEAhousing Coop. At the moment in which we are, two modes of organization have been defined. They both meet the criteria for a dwelling. They are two types of apartments. The types of apartments meet the maximum accessibility conditions. The provisional criteria for construction and degree of sustainability and passive architecture of the two are analogous. Finally, it adjusts the above to the building conditions indicated by the Sitges City Council and prepares the parameters for the the Special Plan agreement.
Economic and financial approach
Less than half the market price
As it is a non-speculative project, without commercial margins, the cost of construction and maintenance can be reduced to half or a third of the market price of an equivalent property.
READ GEA+The cost may vary depending on the lot chosen by the cooperative members and the size of the common services and characteristics of the building. In other words, the sum of the costs of land, projects, construction, common services, assistance and maintenance are around € 2000 / m2. Acquiring the right of use and sharing it with the group / community is equivalent to approximately the average cost of a residence for the elderly for 3 years. The transfer of use in GEAhousing Coop is for life and transferable, where appropriate up to the limit of the land concession (between 30 and 90 years to be determined in each case).

We have known and visited L’ORFEBRERIA, a promotion outside GEAhousing located in PobleNou in BCN. It is an old factory from the 60s. It has been rehabilitated to house houses with characteristics and qualities similar to those we have defined for the SITGES DRAFT. It is a private promotion. Average prices are between € 5,000 and € 8,000 / m2, that is, between € 400,000 and € 800,000.
GEAhousing, as it is not for profit, can provide similar private and common spaces for a much lower amount. That is, by the sum of the construction cost (1,250 € / m2 approx.) + The cost of the transfer of land use.
We have also known the organization and projects of Co HOUSING Barcelona. They are useful examples and references for GEAhousing.
How to participate?
In case you may be interested in participating in this project, we ask you to answer to yourself some questions for the scales of action and levels of trans-relationality, personal-community-neighborhood-city that you may want to answer…
1. Are you interested in the three scales of the project or does only one of them mobilize you?
2. Do you mind living in a project in which these three scales of activity are represented?
3. What is the specific condition that you think your activity and / or personality contributes to this project?
4. Do you accept to live in a community in which diversity, religious, sexual, or political is decisive? Do you put any conditions on that diversity?
5. READ GEA+ Do you think that the statutes should make an explicit manifestation of this diversity and do you think that the cooperative should consider / assume egalitarian, political, etc. commitments.
6. READ GEA+ Do you hope or wish that the definition of the cooperative publicly assumes cultural, political or economic commitments? For example, the cooperative should shelter refugees if necessary.
7. READ GEA+Would you renounce any individual / personal prerogative for the sake of a condition contained in the collective project? (JMaria T)
